What it does

Not a text editor. An engine that assembles a case.

The difference between a template and a system is who gathers the facts. Here the hard part — the searching, the fetching, the cross-checking and the drafting — is done before you open the document.

It reads the case

Land registry extracts, building permits, planning schemes, specifications, site plans, photographs and measurements, scanned documents included. Every fact it reads is kept together with a reference to the document it came from.

It fills the gaps itself

When a document is missing, the system goes to the official source and brings it back. This is the heart of the product, not an extra — the sources are listed in the table below.

It cross-checks every fact

Registry area against permit area against measured area. A contradiction between sources is never swallowed: it surfaces as an item that needs your decision, with both sources side by side.

It drafts in your language

The wording is built from the opinions your firm has already issued and signed. Not generic prose — the sentences you write anyway.

It values, and shows its working

Comparable transactions, adjustments and weights are presented as a table with the calculation visible, so you can check every line and not only the bottom one.

It stops when something is missing

The system will not produce a signable document while a blocking gap stands. Silence is never a sign that all is well: it is said explicitly, or it is not said at all.

Automated document research

The documents do not wait for somebody to download them.

Most of the time in a valuation case goes not on writing but on obtaining the material. The system approaches the official sources itself, at a deliberately limited and respectful rate, and records every request: what was asked, of whom, when, and what came back.

Reliability

The real danger is an empty field that looks fine.

Every system that assembles a professional document has one failure more dangerous than the rest: a missing value that looks identical to one that was checked and found clean. This system is built so that this distinction is never erased.

  • "Not checked" and "checked and found correct" are two different things, and they never look the same on screen or on paper.
  • A blocking gap stops production. While it is open no signable document is produced — not a warning at the foot of the page, but a refusal.
  • Every fact carries its origin. You can click through and see which document, which page, and which request it came from.
  • What was not obtained is recorded as missing. A site that did not answer is recorded as a site that did not answer, not as an absence of findings.
  • The appraiser signs, not the system. The document is issued as a marked draft until you approve it.

Privacy and security

Client material never leaves the office. That is not a promise, it is the architecture.

The software runs on your computer. All the documents, photographs, names and addresses stay there. Our server does not receive them and cannot receive them, because they are simply never sent.

There is no cloud account holding your cases, no upload to a server and no backup at our end. What that means in practice: a case you delete is deleted, and we cannot restore it, because we never had it.

Questions we are asked

What firms ask before they come in.

Who signs the opinion?

You do. The system produces a draft marked as such, and professional responsibility for the content stays with the signing appraiser, exactly as it does today. The system does not present itself as the author of the opinion and does not appear in it.

What happens when a government site is unavailable?

It is recorded as a gap of the kind "not obtained", with the name of the source and the time. It does not quietly become "no finding". If the gap is a blocking one, production stops until it is closed, by hand or by a further attempt.

Are our documents used to train a model?

No. They never reach us in the first place, so there is nothing to train on. Your firm's signed opinions are used to build the drafting style of that firm alone, on your own machine, and are not shared with any other firm.

What do we need technically?

An ordinary computer, Windows or Mac, and an internet connection. There is no server to set up, nothing to install across the office network and no need for an IT person. Installation is a single file, and the software updates itself.

Can we try it before deciding?

Yes. The way we recommend is to run a real case you have already closed — one where you yourself know the right answer — and compare. That is the only test worth anything.

How is it priced?

By a case quota for the firm, not by the number of users. A case that is opened and not produced is not charged. We give you the numbers in the introductory call, once we understand the volume of your work, because they depend on it.
